Which buildings need a licensed architect and engineer to sign the drawings?

Check before you apply for a permit so you don't lose time correcting documents.

When applying for a building permit in Thailand, some drawings must be signed by licensed professionals — in architecture and in engineering — depending on the size and type of building.

Buildings that usually need a signature

  • Houses with more than 150 m² of usable floor area, or beam spans beyond the limits set by ministerial regulation
  • Public and commercial buildings, and buildings used by many people
  • Buildings with complex structures or several storeys
The exact criteria depend on ministerial regulations and local by-laws. Check with an architect or the local authority before design begins.

AIXO provides sign-off by licensed architects and engineers and prepares the complete permit submission.
